Although the availability of residential mortgage products has increased, lenders are avoiding Buy to Lets.<\/p>\n<p>Little\u00a0competition in the market has lead to the lenders devising even more devious way of disguising how expensive they are. It&#8217;s taken\u00a0me plenty of head scratching to work out the best deal for me.<\/p>\n<p>I started with the normal comparison site searches then delved deeper into the details of the better looking offers. I also tried the more specialists sites and a broker.\u00a0<\/p>\n<p>All the info I fed in to a spreadsheet so I could quickly asses and compare\u00a0the products\u00a0using my own criteria. The spreadsheet takes into account.<\/p>\n<ul>\n<li>Initial Rate<\/li>\n<li>Initial Rate period<\/li>\n<li>Follow on rate<\/li>\n<li>Arrangement fees<\/li>\n<li>Valuation fees<\/li>\n<li>Other fees eg. broker<\/li>\n<li>Loan interest to rental income criteria<\/li>\n<\/ul>\n<p>I could develop the spread sheet further\u00a0but if you want\u00a0to try it out for yourself,\u00a0here it is-<\/p>\n<p style=\"text-align: center;\"><a onclick=\"javascript:pageTracker._trackPageview('\/outgoing\/www.idostuff.co.uk\/assets\/Buy to let mortgage comparitor.xls');\" title=\"Buy to Let Mortgage comparitor\"  href=\"http:\/\/www.idostuff.co.uk\/assets\/Buy to let mortgage comparitor.xls\" target=\"_blank\">Buy To Let Mortgage Comparator Spreadsheet<\/a>\u00a0\u00a0\u00a0<\/p>\n<p style=\"text-align: left;\">I enter the necessaries in the green cells and the results are given as running and averaged totals over 1,2,3,4 &amp; 5 years. I&#8217;ve\u00a0based my decision on these figures.\u00a0<\/p>\n<p style=\"text-align: left;\">It doesn&#8217;t\u00a0give the monthly payment as it a pointless figure for a comparison.<\/p>\n<p style=\"text-align: left;\">I&#8217;ve left some figures in the\u00a0download so you can see how it works. The interest to rental part was\u00a0really useful to set the loan to value for the Natwest criteria.<\/p>\n<p style=\"text-align: left;\">Have a play and let me know what you think.<\/p>\n<p style=\"text-align: left;\">I&#8217;ve ended up going\u00a0for the Natwest option, It helps that I&#8217;m an existing customer and get free valuation and legal costs. The Bank of China option looks really interesting if you can get to one of their branches to apply directly.
